Just Sold: 1829 Oak Ave Manhattan Beach
Quick question: which Manhattan Beach Real Estate Broker has sold the most homes on Oak Ave in the last 6 months? If you guessed Ellis Posner, you are correct. My listing at 1829 Oak Ave just closed escrow following on the heels of my recent sale at 2305 Oak Ave in June.
Houses in the Manhattan Beach Tree Section are in very high demand - particularly those south of Marine Ave. If you are not familiar with what is meant by the Tree Section, those are the homes west of Sepulveda between Rosecrans and Manhattan Beach Blvd and east of the Sand Section. WHAT DID I SELL?
1829 Oak Ave is a turnkey remodeled and updated three bedroom, two bath coastal style Single Family Residence with a white picket fence situated on a gated private corner lot in the Manhattan Beach Tree Section.
The gorgeous open kitchen with top of the line stainless steel appliances, including a French door refrigerator, wine fridge, gas range, quartz center island, and a double basin farmhouse sink truly is the chef's kitchen everyone wants. The kitchen opens to the great room featuring shiplap walls. And, because the house is on a corner lot, you get light throughout the day.
Features of the house include refinished vintage hardwood floors throughout, updated baths featuring quartz countertops and subway tiles, updated plumbing including a tankless water heater, updated electrical system and panel, duct work and vents, and HVAC system with high efficiency heating and an air conditioning unit.
A Tesla Solar roof and Powerwall helps to lower electricity costs. And as you would expect, the garage is wired for car charging. There’s a west facing backyard featuring pavers and artificial turf. And for the golfers in the house, the front yard features a putting green. The detached garage is prefect for other uses (man cave?) and the property has an automatic gate allowing access to the garage.
WHAT DID I LEARN?
Funny you should ask.
As it turned out, the Tesla solar roof was not quite the selling point my clients or I thought it would be. In fact, for many potential Buyers it was a turn off because they felt that they could not expand the house. And let’s face it, a lot of people might want to expand a 1400 Sq Ft (+/-) property. Whether they could or could not have expanded, I’m not really sure.
As I came to learn, not every one of the roof tiles is a solar panel, just some of them. So presumably someone could have expanded with a different roof covering - or they could have added more Tesla tiles. Whatever.
Here’s what else I learned about the Tesla solar:
The tiles are supposedly 3X stronger than the tiles on most roofs.
They are really slippery when you walk on them - or so said the termite company who put a tent on the house.
So the take away for me is that don’t be on the bleeding edge of home innovation unless you intend to live in the property for another 10 years or longer.
