Just Sold in North Redondo Beach and Beat the "All Cash" Offer
North Redondo Beach detached 2 on a lot Townhomes are some of the best values in the Beach Cities and coastal LA County.
Units like this one I just sold on Nelson Ave, representing the buyers, typically have standard floor plans with 4 bedrooms, 2.5 baths and are anywhere from 2200-2500 Sq Ft. They sell for somewhere around $1.2M on the low end up to $1.5M for new construction and offer all the benefits of a SFR except for (in most instances) a shared driveway. You may find some with an extra open bonus area on the second floor and while it is rare you can find roof decks. The front, “A Units” feature exclusive use front and back yards while the rear “B Units” only have back yards. It is entirely personal taste as to whether buyers prefer the front or back property.
So here’s the back story on this one. Property came on the market at $1,150,000 which was pretty attractive for a home like this. The usual bidding war ensued and my Buyer clients were able to get it for $1,206,000 beating out the proverbial “all cash” offer. How? Well that’s a trade secret and involved 3 things:
1) a properly crafted “escalation clause” in our best and final offer.
2) the ability to close escrow in 21 days because the buyers were pre-approved by a major lender.
3) one of my negotiating tricks which you only find out about if you are my buyer client.
Oh, and I also got the Buyers a huge closing cost credit and the property appraised for more than the sales price. How often does that happen? Like never.
