TRW Tract SFR: Reimagined for 2019
The Beach Cities are comprised of numerous “micro-markets” and even some sub neighborhoods within the micro markets. One I’m often asked about is commonly referred to as the “TRW” tract.
The name derives from the TRW workers who used to live in the area. TRW was an aerospace company that was acquired quote a while ago by Northrop Grumman which is now located primarily between Manhattan Beach Blvd and Marine Ave just east of Aviation Blvd.
So, these homes are found in the most northeast quadrant of the city and is part of what the MLS defines as Area 151 which itself is a micro market of North Redondo Beach.
Most of the homes here are Single Family Residences built in the 1950’s/ You often find larger lot sizes here than elsewhere in Redondo Beach. Some of the most expensive properties ever sold in North Redondo were found in this area.
It is literally minutes from the freeway and less than a 10 minute drive to the Manhattan Beach Pier or the entertainment and shopping on Rosecrans Ave making the location highly desirable.
One of the things I like about the neighborhood is that the streets are wide, many of them curved and it really has a great small town feel.
While most of the homes are older smaller level SFRs, I have a listing there (in escrow as of this writing) of one of the largest SFRs in the area. We just did a major remodel of this property with all the finishes chosen by yours truly.
This is not a flip - the owners actually contracted to have the work done. We did hit the max budget they had allocated so some of things I wanted just weren’t. But those were rather minor such as changing out the old mirrored doors, painting the staircase and replacing one of the bathroom vanities.
What we did do was a brand new roof, new interior paint, new wide plank wood flooring downstairs, new recessed lighting, new carpet, new door handles, and probably some other stuff that slips my mind at the moment.
