You might wonder why my commission rate is so low and think this offer seems too good to be true.
As an independent Real Estate Broker, my cost of doing business is very low. No fancy offices or needless overhead and no franchise fees. I pass those savings on to my clients. It’s that simple.

HOW MUCH CAN YOU SAVE WITH A ONE PERCENT LISTING?
Typically most sellers pay 5-6% of the final sales price as commission with half of the fee going to the agent representing the buyer(s).
These examples show the savings on the listing side using 5% split evenly between the listing agent representing the seller and the buyer’s agent.
EXAMPLE ONE
SALES PRICE = $1,500,000
2.5% Standard Listing = $37,500
One Percent Broker = $15,000
YOUR SAVINGS = $22,500
EXAMPLE TWO
SALES PRICE = $2,500,000
2.5% Standard Listing = $62,500
One Percent Broker = $25,000
YOUR SAVINGS = $37,500
Your savings might be even greater if the agent you were going to list with would be charging 3%.
Here’s where most people ask: “But what about the Buyer’s Agent?”
It has been common practice for over 100 years for the seller to offer compensation to the agent representing the buyer.
However, starting in July of 2024, you will not have to offer the buyer’s agent any compensation.
Buyer’s agents can still negotiate with sellers for compensation but it is not a requirement.

The Truth About Commissions
In California, any brokerage can sell the listings of any other brokerage.
Real Estate commissions are negotiable and not set by law.
As much as 50% of the commission an agent earns might be split with their company.
Some brokerages also pay franchise fees further driving up costs.
Unexperienced agent often charge as much - or more, than those who have sold hundreds of homes.
All that can add up to a lot of extra cost for sellers.
What Are Sellers Paying For?
Most sellers believe that when they pay 5-6% to sell their home, it is for their agent’s time, and the expense of marketing the listing. But unfortunately, that is often not the reality of the situation as it is common for agents to market properties online through social media which is a low cost channel.
And, since almost all properties listed for sale wind up in the Multiple Listing Service (MLS) and are syndicated to 1000’s of websites worldwide, there is a level playing field that does not favor larger firms.
This means agents, not brokerages, sell homes the homes they list based on their skills.

You must be represented by Ellis Posner as your sole Broker and have signed a listing agreement with Ellis Posner.
This offer may not be applicable if you were referred by certain entities that charge broker referral fees.
You can not combine this offer with any other special programs.
Offer effective for transactions entered into after Jan 1, 2024 only.
To be eligible for the advertised discounts, the final sales price has to be at least $1.25M.
For sales under $1M there is a flat rate listing fee of $10,000 for the listing side (plus the Buyer’s Agent Compensation).
