I just listed and sold this Single Family Residence in Westchester CA just north of LAX in the Silicon Beach area.

It was originally listed for $1,400,000 and closed escrow just slightly lower at $1,396,000. It was on the market for a total of 18 days.

One of the things that really surprised me at the Open Houses and showings was that buyers were not just looking in Westchester, there search was much broader to encompass the entire Westside. Other homes I’ve sold in Westchester went to more 90045 specific buyers.

Even though we had multiple offers, the sellers accepted (on my advice) a contingent offer. That means the buyer had to sell their home before they could purchase this one. Some might think that’s kind of risky business, but I was ver confident the sale would go through.
