Just Sold: 279 Redondo Ave Long Beach

Well you can take the Broker out of Redondo Beach but you can’t take Redondo out of the Broker.

My Buyer clients just closed on 279 Redondo Ave in Long Beach. I guess that makes me Mr. Redondo (Long) Beach or something like that.

This 3 unit property is located in the the Bluff Heights Historic District in Belmont Heights. It is just blocks to the beach and shopping and dining in Belmont Shore.

The front home is a classic 1920 Craftsman offering 2 bedrooms, 2 baths plus an office in approximately 1400 square feet of living space. If you like Craftsmen homes - and I do (my favorite after mid century modern) you will really dig the charm and character of a bygone era in this property.

But not all original - it has a beautifully remodeled kitchen upgraded with granite counters, cool glass tile backsplash, custom cabinetry and stainless steel appliances. There is laminate wood flooring throughout the living room and dining room and by crown molding plus a period style chandelier. Both bedrooms and each bathroom were tastefully remodeled in a neutral palette.

A long really long driveway offers abundant off street parking (which is at a premium in Long Beach) and it leads to a backyard.

There are two 1 bedroom 1 bath units (approximately 550 sq. ft. each) over the 4 legal garages.

Other updates include copper plumbing, tank-less water heater, and a “newer” roof.

Properties like this are perfect for owner occupants or investors.

ABOUT LONG BEACH BLUFF HEIGHTS AND BELMONT SHORE

Bluff Heights is part of the Alamitos Beach Townsite, developed by John W. Bixby in 1886 and annexed to Long Beach in 1905.

More than half the homes in this district are Craftsman Bungalows built from 1910 to 1923, but some of the neighborhood’s oldest homes are Victorian. Other historically significant architectural styles include Prairie, Mediterranean, Spanish Revival, Tudor Revival, and Neo-Traditional.

Located just minutes east of downtown Long Beach, Belmont Shore (or the Shore as it‘s referred to by residents) has grown steadily over the years to become a popular day and nighttime destinations because of the sandy beaches, lagoons, picturesque Naples canals, elegant home-lined boardwalks, and Second Street.

If you are not familiar with Second Street, is a 15 block shopping, dining, and entertainment district featuring really cool restaurants, specialty shops, and boutiques.

SHOULD YOU BUY AN INVESTMENT PROPERTY?

One of the most common questions from my clients these days is whether they should buy an investment property. So with the usual disclaimer of “check with your financial advisor or accountant” my answer is YES.

Here’s why.

My personal observation is that too many people have too much of their net worth in the stock market. And right now the stock market and real estate have two decidedly different driving forces.

For the stock market - which is highly volatile as I write this, there are more IPOs and SPACs, hence more shares overall. Real Estate has the exact opposite driver - there is a shortage and not enough properties to go around which is driving prices up.

That means that Real Estate offers the benefit of current income plus price appreciation.

And, you don’t have to limit your investment property to traditional multi unit options. Many people are buying SFRs and renting them out.

If you are considering buying an investment property, just contact me and I’ll go through some options with you.
