Just Sold: 2519 4th St Unit 8 Santa Monica
Well sometimes a property comes along that is so unique you don’t know how to price it. That’s why I always say that for a Real Estate listing agent often we rely more on art than science. There is simply no substitute for knowing the market and experience.
Everyone likes to talk about “comps” and price per Sq Ft but that only tells part of the story. Condition and other amenities count also. In the case of this property I had to price in an amazing ocean view and a property that was more highly upgraded than other comparable units in the neighborhood. I literally firmed up the list price with the Seller just 48 hours before we went on the market for $799,000. Which for a roughly 650 Sq Ft +/- condo (albeit in a great location) just about took in all the variables.
And 10 showings and 4 offers later we were in escrow for $805,000. Without a bidding war. Just a great offer that my Seller could sign as written. The Buyer’s agent offered some very attractive terms and for that she is to be commended.
