Just Sold: 2806 Huntington Ln Unit A Redondo Beach

 

I just represented the buyers of this gorgeous new construction front unit 2 on a lot townhome in North Redondo Beach built by Thomas James Homes (TJH). They are developing some of the nicest coastal style contemporary properties both in the South Bay and Westside Los Angeles.

This one closed escrow for $1,795,000.

But that’s not what I want to write about. I want to use this sale as a great case study of how to a) be successful buyer in this hyper competitive market and b) sell and move simultaneously.

HOW TO BE A SUCCESSFUL BUYER

A lot of buyers these days are chasing the few new listings that come out, getting involved in (usually) no win bidding wars and chasing the market up until they either pay a lot more than they had intended to, settle for a property much different than what they started out looking for or give up. Sorry if that sounds pessimistic and depressing. But it won’t happen if I’m your agent. Here’s why. Chances are that I can get you an off market property that will be a great deal.

That’s what happened in this sale. My clients were able to get this one into escrow well before it ever hit the MLS and actually before the construction was complete.

MAKING A CONTINGENT OFFER

This is the second time this year I was able to get a contingent offer accepted in a super competitive market. So it is doable. One of the keys is having a great down leg property to sell and the other is having a great reputation and relationship with other agents. In this case, the listing agent knew me by reputation and knew that I could sell the contingent property.
